THERE’S STILL TIME TO TAKE ADVANTAGE OF THE TAX SAVINGS ON A NEW HOME PURCHASED IN 2011

It goes without saying that purchasing a new home is the largest single investment most people will ever make.  And, experts agree that it can be the best investment you can make in your financial portfolio.  The reason – tax advantages instituted by the federal government to encourage home ownership! These benefits, according LendingTree.com  can help reduce the cost of buying and owning a new home and also leave you with a profit when it’s time to sell!
Mortgage Interest:  One of the biggest incentives to owning a home is the interest paid on the mortgage is tax-deductible. This deduction also includes a second home, as long as the owner resides in the home 14 days per year or 10 percent as much time as it’s rented.

According to LendingTree up to $100,000 of other debt that uses your home as security (i.e. a home equity loan). However, the amount you can deduct may be limited if the money you borrow raises your debt above the home’s actual market value.

Additional federal tax deductions include any amount you pay for points to reduce the interest rate of your mortgage or other loan linked to your home. In most cases, the points on a mortgage to buy or build your principal home can be deducted fully in the first year. However, if you refinance, take a home equity loan, or a loan secured by a second home, the points must be deducted over the life of the new loan. The exception is if you use part of a refinanced mortgage to improve your house; that portion of the points can be deducted in the same year.

Tax-free profits:  Another major advantage of home ownership is that (at this time) any profit made on the sale of your primary residence is not subject to federal income tax.  Currently the tax law allows homeowners to exclude up to $250,000 in profit from the sale of their principal home ($500,000 for a couple who file jointly) from federal income tax. Important reminders: The home must be the principal residence, and the homeowner (and spouse, where applicable) must have lived there for at least two of the previous five years. This tax exemption can only be claimed once every two years.

Property taxes

Property taxes paid are an income tax deduction. This applies to both the principal home and any others you may own. Note any money held in escrow to pay future taxes is not deductible.

Moving expenses

LendingTree also advises moving costs may be deducted from federal income tax when the homeowner purchases a home at least 50 miles closer to their employer than their old home. To qualify, the homeowner must continue to work full-time in the general area of your job for 39 weeks during the following calendar year. If you’re self-employed and work in your home, any move of 50 miles or more will make your moving expenses deductible. However, you must also work full-time near the new location for 78 weeks during the next 24 months.Disclaimer:  It’s important to remember that tax rules vary based on income and other factors.  Campbell Homes recommends that you consult an accountant or financial advisor about your personal situation prior to purchasing a new home.

Colorado Springs Housing Update

The Wall Street Journal advised readers “it’s time to buy a house”.

Builder Magazine ranks Colorado Springs No. 7 on their Top 20 list of healthiest markets for 2012.

The Gazette reports local home sales jumped over 20% in October 2011 over the same month last year. This increase in home sales was the fourth consecutive month of year-over-year increases in home sales.

Single-family home sales totaled 7,164 through October 2011 in the Pikes Peak region, representing a 2.3% increase over the same period last year.

According to the Pikes Peak Association of Realtors, the inventory of available homes fell by nearly 23% through October 2011 to 3,959. This is the lowest point in nearly two years and represents the fewest number of listings in any month since December of 2009.

According to the US Census Bureau, the homeownership rate posted a highly unexpected rise in the third quarter of 2011.

Colorado Springs homebuilders saw a large jump last month in the pace of new home construction. Single-family building permits in the Springs and El Paso County saw a 36.3% increase over the same month a year ago, according the Pikes Peak Regional Building department.

30 year fixed mortgage rates are still hovering at or below 4% with minimum down payments as low as 3.5% depending of the type of loan.

The U.S. Bureau of Labor Statistics reported the local unemployment rate in September fell to 9.3% (the lowest level in nearly two years) as nearly 1,800 El Paso County residents returned to the job market

What does this mean to consumers as unemployment declines, mortgage rates and home prices rise, and the inventory of available new homes in Colorado Springs continues to shrink?  It means you need to act now to totally realize the full benefits of the best time in the last 50 years to purchase a new home in Colorado Springs while new home builders are still offering incentives, there’s plentiful new home inventory, and interest rates are at historic lows! Builder Magazine Reports Colorado Springs Housing Market Will Turn in 2012!

Last week The Wall Street Journal advised readers “it’s time to buy a house”.  This week, Builder Magazine reports the “Colorado Springs housing market will stage a turnaround in 2012 and become one of the nation’s best housing markets.

According to Rich Laden with the Gazette, “The Springs ranks No. 7 on Builder’s Top 20 list of healthiest markets the magazine is projecting for next year. Builder publishes its Top 20 list twice a year — once for the current year and another that looks ahead — in conjunction with parent company Hanley Wood, a real estate media and information services firm. Their projections use Moody’s Economy.com data, which focus on jobs, price appreciation, population growth and other factors that drive housing.”

Laden points out that the Department of Defense’s presence in Colorado Springs is a major catalyst to the city’s recovery.  Laden’s article adds that Colorado Springs area home prices are expected to climb nearly 3%, job growth will increase nearly 1.5%, households will rise nearly 2% and median incomes will increase nearly 3%!  That’s all great news for Colorado Springs and existing homeowners.
